| Income Property When the market is low and it's a "buyer's market", that is the time to purchase income properties. As the banks start foreclosing on more properties and the prices come down, it's the perfect time to purchase something cheap and start renting it out. With good credit and a little down, you can own a property that will almost pay for itself. In a couple years when the market is back up, you've made a nice profit on that property and can borrow from the equity to buy another. Most people who have money own real estate and make a nice profit from it. Realtor Many think a Realtor would be an easy, fun job. You don't have a certain time to show up for work. Much of your day is spent driving around showing and looking at houses. And the money is great. What most people don't think about is that you are not making money for weeks at a time in between deals. Once you do close escrow, there's your office that takes a cut, the other Realtor, and possibly the title company or escrow agent that you use. So, it's a hard business with many variables. You need to be self motivated to continue looking, connecting, and working. People don't just come up to you looking to buy or sell. Usually it takes promoting yourself constantly and getting some sales under your belt to start the referrals coming in. Manufactured Homes sales are a fairly new category here, but more and more are coming out all the time. You can pick the design online and have it delivered to your lot anywhere you want. The salespeople set up the escrow and deal with the utilities, water, driveways, and anything else you need. Contractor This is a hugely broad category and to me includes builders, carpet installers, painters, electricians, plumbers, landscapers, and anyone else involved in the construction of a home. These professions are skilled labor and involve not only hard physical work, but also the same paperwork that goes along with any business. Again, referrals are gold here and once you've done one or two fantastic jobs, word will spread quickly. You'll need a license and insurance before getting started. |
